This HOLIDAY LET is situated within an easy walk of Worthing pier and the beach promenade, is this two bedroom garden flat. It's the perfect place to relax and unwind after a day at the beach or exploring the South Downs. The period property has its own entrance and parking for one small car. The fully fitted kitchen-diner opens into the patio garden. The cosy lounge has a large sofa, TV and wood burning stove. The modern bathroom features a large rain shower and two good size bedrooms ensure a great night's sleep

The Space:

The property is situated on a small tree-lined residential street with permit parking (please note this is a one way street). The entrance to the flat is via a lockable gate - with sensor lighting for when the evenings draw in. The main door enters into the bright and airy kitchen-dining area. The dining area offers an extendable table with four chairs - an additional bench and highchair are available for larger families. The kitchen-diner has bifold doors which open up on to the south-east facing patio area. There are some 'beach' accessories available in the outside stripey cupboards. The modern kitchen is fullyfitted (see house manual for instructions for the oven/microwave) and is equipped with a wide array of crockery, utensils and cookware. Move through into the cosy lounge with a 4 seater sofa and large TV with Apple box. The log burner can be used in colder months, or snuggle up with a book in the reading corner. The hallway is well lit, and has a large coat rack and under stairs cupboard, with hoover and airer. (please note the lounge area is a through-area from hallway to kitchen). The modern bathroom, has a large oval countertop basin, dual flush toilet, plenty of mirrors and a walk-in rain shower. The washing machine is situated within the large bathroom cupboard and is available for guests to use.

At the front of the property are two bedrooms. The main bedroom features a large kingsize bed with Simba mattress. The high ceilings and large sash windows keep the space light, whilst heavily lined curtains ensure a darkened room for a good nights sleep. The two large wardrobes provide plenty of hanging and storage space. For those needing a quiet space to work, there is also desk space in the bedroom, and the wifi extenders mean there is good reception throughout the property. The second bedroom features 2 beds. The main bed is a standard double with medium-firm mattress and the second bed is a small single (75 cm x 190cm). There is a chest of drawers and bedside table in the room, with additional bedding in the wardrobes of the main bedroom. A travel cot is available on request.

The street is situated within a few minutes walk from the shops, pier, town centre shops, leisure centre and many pubs and restaurants.
The flat is on a quiet and peaceful street, just off Brighton Road. The are a numbers of pubs (The Cow and Oak and The Egremont) on Brighton Road, and numerous coffee shops and cafes. If you like vintage/retro shopping, there are 2 upcycling shops also around the corner. There are a number of restaurants including the highly recommended 'Pitch' and his Second Restaurant 'Bayside Social Restaurant', 1 Beach Parade, Worthing BN11 2FG
being his first from 2018 amateur MasterChef winner Kenny Tutt. This is worth a visit ‘With its colorful and Wake Me Up Flavor's', from Small plates £4-£13, desserts £7-£8, wines from £21. The menu is pleasingly fish-heavy, as it is so close to the sea.


This is a quiet, one way, residential street with free parking for 1 hour. The property has space for 1 small car (no bigger than a VW golf) but please be aware that the on-street parking spaces can result in some tight manoeuvring. For those with bigger cars, or who find the driveway parking a little awkward, there are daily and 2 hour permits in the property and these can be used in any available spaces in the surrounding streets. On Sunday, permits are not required.

Neighbourhood description:

The peaceful Beach house park is 3 minutes walk, with beautiful planting, rose gardens, bowling green and pavilion cafe. If you need something for the children, opposite the Beach House park, is Denton Gardens with crazy golf, the splash pad, children's play area and beach volleyball courts. The Coast cafe has seating both on the beach, and near the children's play area. If you want to try Paddle boarding or kite surfing, there are businesses nearby.

We are also just a few minutes walk to the pedestrianised Warwick Street, with its numerous restaurants and cafes spilling out onto the street. Worthing also has 2 cinemas - the Connaught and the Dome, which still has many of its original 1930s features.

Getting Around:

WALKING - From the flat you can walk to everything you'll want to see during your stay - the beach, the pier, restaurants, pubs, cafes, quiet parks, leisure centre and shopping.

PARKING - The permits available in the flat allow parking within Zone C. For short stays, the nearby Waitrose allows for 2 hours free parking and there is a multi-storey car park on the High Street

BIKES- Worthing now has its own Bike rental system, with pick up and drop off areas along the beach and near the station. See donkey.bike/cities/bike-rental-worthing for details. For keen cyclists, there is a long, designated cycle path which runs to Brighton.

BUSES - The are numerous buses from the main shopping area including the Pulse bus (no. 9) which takes you down the coast road towards Lancing and from the Bus stop on Brighton Road (1-2 minutes walk from the flat), the 700 bus will take you all the way into Brighton.

TRAINS - The nearest station is Worthing. Trains run along the coast towards Portsmouth, Southampton, Littlehampton, Chichester, Hove and Brighton. Direct trains to London Victoria (via East Croydon) mostly run twice an hour.

We operate a Self check-in system via key lock box. Please replace the keys in the lock box at the end of the stay. Any lost keys, or keys not returned to correct location, will incur a charge.

Unless agreed in advance a late check out will incur a fee of £50 per hour

There will be a fine of of £100 for smoking indoors and any signs of pets staying in the house will incur additional fees.

Please remove shoes when in the property and, as per the listing, no parties or excessive noise at any time. This is a ground floor flat in a semi-detached property in a quiet residential street. Therefore there are residents above and adjacent to the property, and we expect guests to be respectful of our neighbours and to keep noise to minimum, especially after 11pm.

If using the Driveway, please park considerately - if your car is hanging over onto the pavement, we ask that you use on-street parking spaces, with the relevant parking permits, available in the flat.

Rubbish and recycling is only collected fortnightly - please recycle as much as possible and place in the blue-lidded bins. If your stay includes a Sunday evening, we ask that you place the bin on the edge of the driveway, or on the pavement, ready to be collected on Mon morning.
